Why Fall is a Great Time to Buy a House!

It is said that spring and summer are the best times of year to sell a home, and while that is often true, fall is an excellent time to make a move if you are in the market to buy. This handy guide will explain why this is one of the best times of year to find that dream home!

  1. Less Competition

If spring and summer are busy seasons, then why not wait until the fall? There are plenty of properties still for sale, with inventory in the fall, at times, as high in the spring and summer. Plus, not all homes on the market are of lesser quality, or leftovers from the busy season.

This puts buyers in a strong position to negotiate. And at that point, sellers are eager to sell before the winter. Historic trends have shown that sellers push to close before the holidays – approach with a competitive offer and, if possible, be in a position to close by Thanksgiving.

  1. Sellers are Motivated

Winter is coming and the holidays are upon us, but not everyone is selling because they’re feeling the seasonal pinch. Some sell in the fall because of a change in circumstance. Perhaps they’ve been offered a new job, or have been building a new home and it just finished. Whatever the case, sellers in the fall tend to be serious, again putting the buyer in a strong position.

  1. Sellers are Tired

Back to those sellers who put their homes on the market in the spring and summer. By fall, many are weary of the process and want to wrap it up.

  1. Fall is Safe

Statistics show that July and August are prime months for burglaries. Waiting until the fall gives buyers an opportunity to learn about the neighborhood you are looking in, as well as get the property secured before the summer.

  1. It’s All About YOU!

Since so much activity happens in the spring and summer, there are many people competing for the attention of the professionals involved in the buying and selling process. The same can be said for moving companies, who are less likely to be booked solid. Waiting until the fall gets rid of the noise.

  1. End of Year Sales

Right? You would not necessarily think about it right away, but those holiday bargains (looking at you Black Friday and Cyber Monday!) can save you a lot of your hard-earned dollars on home essentials. Think appliances like microwaves, kettles, and wide-screen TVs – why pay full price to kit-out your new pad when you can take advantage of end of year sales? Want to get specific? Consumer Reports has found that September is an optimum time for buying carpet and paint, while lawn mowers go on sale in October. Smart thinking wins the race!
